Full-time students are exempt from paying council tax. It is your responsibility to provide Hoots Property Limited with your Certificate of Council Tax Exemption ? your certificate will be supplied by the University at the beginning of the academic year. If you are a part-time student you will be liable for Council Tax.

Replacement Tenant Administration Fee – £150 to cover additional costs incurred by the landlord to carryout viewings to help find a replacement tenant.

Late Payment of Rent – £20.00 per week or part of a week if any part of the tenancy rent is unpaid for more than 7 days after the date on which it is due.

Banking Fee – £30 in the event of a payment being returned to the Landlord via the banking system, a charge of £30 will be levied against the tenant.

Improper use of the Fire Safety Equipment – £100

Each house is compliant with all current fire safety regulations.
Each bedroom will have a bed (with mattress), desk, chair, chest of drawers and wardrobe (these may be built-in). We are happy for you to bring your own additional furniture, but we are unable to remove and store the furniture we provide. In the communal area we provide seating, fridge, freezer (or fridge-freezer), washing machine, vacuum cleaner, bin, mop and bucket, dustpan and brush, and a broom. For ecological and health and hygiene reasons, we do not provide any kitchen utensils. Neither do we provide any cleaning products during the tenancy period.
All gas appliances are tested annually by a Safe Gas (formally CORGI) registered engineer and have current gas certificates.
It is the tenants responsibility to ensure they have insurance for their personal possessions. We provide buildings insurance only.
Tenancy periods are generally from 50 to 52 weeks dependent on the previous years tenancy agreement.
When a problem at the house arises please advise us; we have a team of contractors who work closely with us. We aim to respond to problems quickly. Each house contains a notice board with “out of hours” numbers for plumbing and electric emergencies.
Rent is paid through standing orders set up when you sign the tenancy agreement.
Each bedroom is fitted with a Euro-lock (as compliant with HMO regulations). At the beginning of the tenancy you are provided with a front door key and a room key.
All our properties are non-smoking properties.
The tenancies are Assured Shorthold Tenancies. Tenancies are for a fixed term.
Each bedroom and the main communal room have a television socket. A television and television licence is provided for the communal area only.
All utility bills are included in the rental price, within an agreed limit.
