Full-time students are exempt from paying council tax. It is your responsibility to provide Hoots Property Limited with your Certificate of Council Tax Exemption ? your certificate will be supplied by the University at the beginning of the academic year. If you are a part-time student you will be liable for Council Tax.

Each house is compliant with all current fire safety regulations.
Each bedroom will have a bed (with mattress), desk, chair, chest of drawers and wardrobe (these may be built-in). We are happy for you to bring your own additional furniture, but we are unable to remove and store the furniture we provide. In the communal area we provide seating, fridge, freezer (or fridge-freezer), washing machine, vacuum cleaner, bin, mop and bucket, dustpan and brush, and a broom. For ecological and health and hygiene reasons, we do not provide any kitchen utensils. Neither do we provide any cleaning products during the tenancy period.
All gas appliances are tested annually by a Safe Gas (formally CORGI) registered engineer and have current gas certificates.
It is the tenants responsibility to ensure they have insurance for their personal possessions. We provide buildings insurance only.
Tenancy periods are generally from 50 to 52 weeks dependent on the previous years tenancy agreement.
When a problem at the house arises please advise us; we have a team of contractors who work closely with us. We aim to respond to problems quickly. Each house contains a notice board with “out of hours” numbers for plumbing and electric emergencies.
Rent is paid through standing orders set up when you sign the tenancy agreement.
Each bedroom is fitted with a Euro-lock (as compliant with HMO regulations). At the beginning of the tenancy you are provided with a front door key and a room key.
All our properties are non-smoking properties.
The tenancies are Assured Shorthold Tenancies. Tenancies are for a fixed term.
Each bedroom and the main communal room have a television socket. A television and television licence is provided for the communal area only.
All utility bills are included in the rental price, within an agreed limit.

Home away from home!Easy signing process, no deposit and super friendly staff!Any maintenance issues are resolved... quickly as landlords truly care for the tenants and properties. It was hard to find a 8 bed house in Chester but Charlotte helped us every step of the way to find one close to the university and close to the city centre!So happy we decided to sign with hoots!read more

Absolutely amazing company to sign with, goes far beyond any housing company (especially a student one) to make sure... the houses are safe, comfortable and fit for the group living there. Quick to reply to emails and so friendly if you pop in the office (even just to say hello and have a sweet or two). Lucky to have around a gorgeous house with them! After viewing a range of houses, Hoots showed us (my housemates and I) the perfect house, in the perfect location, with... great facilities and a flexible payment system. Any issues we've had (whether accommodation or finance related) the team have been incredibly accommodating with great customer service and a quick response time. Living in a hoots house for the first time this year. A couple months in now and the experience has been great. The... house has everything we need. Everything is clean, safe and tidy. Every time I have any questions they are straight to reply always with helpful answers. To top it all off, they feed us sweets and let us cuddle their dogs in the office!! Amazing people and happy to be signing up to another year with them!!read more
